Q

What do Lakeway painters charge for a stucco exterior?

A Lakeway exterior generally runs $3,500 to $9,500, though multi-level homes on a slope sit higher because access is a real part of the work. Interior runs $2,500 to $7,500 and cabinets $3,000 to $9,000. On masonry the number is driven by the coating and the crack repair, not the square footage alone. Ranger covers 78734 and 78738 from Cedar Park, about 21 miles north.

THE COATING DECISION

On a masonry home, one decision governs everything

Most homeowners believe the important choice is the color. On a Lakeway exterior it is not particularly close: the decision that determines whether your finish is still sound in year six is which coating goes onto the masonry, and it is made at the estimate, in writing, before anyone opens anything.
01

Stucco, limestone and manufactured stone are all masonry, and masonry moves moisture

Water enters a wall — through vapor from inside, through wind-driven rain, through the ground — and it has to be able to leave again. A breathable coating lets it pass. A sealed, film-forming coating does not, and the trapped moisture pushes the finish off the wall from behind.
02

So the test of a Lakeway estimate is simple

Does it name the masonry coating? If the document says "premium exterior paint" and nothing more specific, you cannot verify the one thing that decides the outcome. On a Ranger estimate the product is named, so you can look it up yourself before you agree to it.
You do not see this failure immediately, which is exactly what makes it expensive. The wall looks correct for a season or two. Then blistering starts, usually low on the elevation, and by the time it is obvious the crew that caused it is long gone and the repair means removing the previous coating before anything can be done properly.

THE SURFACES

Three masonry surfaces, three different jobs

"Masonry" gets used as though it were one material. On a Hill Country home it is usually three, and they behave differently.
01

Dressed and native limestone

The Hill Country's own stone, and the most breathable surface on the house. Much of the time the honest recommendation is to leave it alone — limestone that has weathered into its color is doing something no coating reproduces, and painting it is close to irreversible. Where it genuinely needs work, the answer is usually cleaning and a mineral-based treatment rather than a film.
02

Stucco over frame

The most common exterior on newer Lakeway builds and the most sensitive to the breathability question, because behind it sits a wood-framed wall that must be able to dry. Stucco also crazes, and the distinction matters: fine hairline crazing is normal and bridges under a flexible coating, while wider or stair-stepped cracking is a sign of movement that wants looking at before it is covered up.
03

Manufactured stone

Adhered veneer, and the failures here concentrate at the top edge, at penetrations and wherever the flashing meets it. The face of the stone is rarely the problem. The detail work around it usually is.

LIGHT AND WATER

Why these homes weather quicker than the ones in town

Lakeway sits high and open, and much of it looks west over Lake Travis. Three things follow from that geography, and together they make this some of the most demanding exposure in the metro.
01

Direct sun, unfiltered

These are cleared hillside lots without the mature canopy that shades older neighborhoods in town. The south and west elevations run a full stage of wear ahead of the north and east ones — often visibly so, on the same house, painted on the same day with the same product.
02

Reflected light off open water

A lake-facing elevation takes the sun twice: once directly, and again off the surface below it. It is the single hardest position for a finish to hold color in this part of Texas, and any estimate written for a lake-facing home should reflect that in the product specified, not merely in the price.
03

Wind and thermal movement

Elevated, exposed sites move more than sheltered ones. Sealant joints work harder, and caulk lines are frequently the first thing to fail on a house whose walls are otherwise perfect.

THE TERRAIN

A three-level elevation dropping down a slope is a fundamentally different proposition from the same square footage on flat ground.
01

Staging & Unlevel Footing

Staging has to be custom-built and ladders footed safely on uneven slope ground before any coating touches the wall.
02

Why Quotes Vary Dramatically

Reaching the wall safely takes time. A contractor who priced your home from the street has priced an elevation they have not seen the back of.
03

Terrain Belongs in the Scope

Access is a real part of the labor. Where terrain is omitted from an estimate, that is usually the number that will change once work begins.
Terrain belongs in the estimate before work starts — not as an unexpected change order midway through the job.
LOCAL DEMAND

What Lakeway homeowners actually call about

Across Lakeway the work clusters tightly, and Ranger runs dedicated painting services to cover it:
01

Exterior Painting & Repaints

Full exterior repaints are the largest share of the work, usually taking two to three days on a standard subdivision home, weather permitting.
02

Interior Painting & Wall Upgrades

Interior painting is usually about replacing builder-grade flat walls with a durable, washable eggshell on walls and semi-gloss on trim.
03

Cabinet Painting & Refinishing

Refinishing costs a fraction of replacement — doors come off and get labeled, factory coating is degreased and deglossed, and the finish hardens before rehanging.
04

Trim & Front-Door Refreshes

Trim and front-door refreshes are the most requested project of the year and yield the highest instant return on investment for curb appeal.
Most homes need two or three of the five, not all of them. If you want to find the right starting point, the free estimate will tell you which walls need attention this year and which can wait a season.

THE PROCESS

How a masonry job gets scoped and run

01

The walk covers the whole envelope, including the side you never look at

Someone goes around the entire building — the lake-facing elevation, the shaded north side, the sealant joints, the condition of every crack, whether the existing finish chalks off on a hand, and what state the timber is in. Nathan Wingate founded Ranger after around twenty years around the trades, and the inspection is written to the standard he set.
02

The coating is specified, not left open

The masonry product is named on the estimate, along with the prep sequence as discrete steps, the coat count, every surface itemized, the exclusions, the timeline and your warranty term. On a masonry home this document is the entire value of getting an estimate at all.
03

Cracks are shown to you before they are treated

Hairline crazing and structural movement get treated differently, and you are shown which is which rather than told afterward.
04

A dedicated painting crew stays on the property start to finish

Matters more on a hillside job than a flat one, because half of the knowledge is about how to move safely around that specific site.
05

A project manager walks the finished job with you

At the end, including the elevations that are awkward to reach and easy to skip. Anything on the list is corrected before an invoice appears.
YOUR PROTECTION

What a workmanship warranty does and does not cover

01

Up to a 5-year written workmanship warranty

With the exact term set by the package you choose and printed on your estimate. Commonly three, four or five years. The words worth reading are 'workmanship' and 'up to.'
02

Workmanship means how the work was done

The preparation, the application, the film behaving as it should on the surface it was specified for. On masonry that is precisely the right thing to warrant, because nearly every failure on a stucco or stone home traces back to a preparation or product decision rather than to bad luck.
03

Staining carries no warranty

Stain on exposed Hill Country timber behaves differently from paint, particularly on a west elevation above the lake, and promising otherwise would be a promise nobody could keep.
